§ 4. Area regulations.

    Front yards: Same as in R-1 district.

    B.

    Side yards: Same as in R-1 district, including regulations for corner lots.

    C.

    Rear yards: Same as R-1 district.

    D.

    Lot area single-family dwellings: Same as in R-1 district.

    E.

    Lot area two-family dwellings: Same as single-family.

    F.

    Lot area multiple-family dwellings: Every lot for multiple-family dwellings shall have an area of six thousand three hundred twenty-five (6,325) square feet or eight hundred forty (840) square feet per dwelling unit, whichever is greater.

    G.

    Lot area, other uses: Any use allowed other than a single-family or multiple-family dwelling shall have a minimum lot area of ten thousand (10,000) square feet.

    H.

    Lot width: Same as the R-1 district.

    I.

    Lot coverage: Same as the R-1 district.

    J.

    Destruction of lots of record: Same as the R-1 district.

    K.

    Dwelling standards: Every single-family dwelling hereinafter erected in any R-2 district shall have a total ground area of not less than eight hundred forty (840) square feet measured from the outside of the exterior walls, including utility rooms, but excluding cellars, basements, open porches, garages and other spaces that are not used frequently or during extended periods for living, eating or sleeping purposes. Every multiple-family dwelling hereinafter erected shall have a total ground floor area of not less than eight hundred forty (840) square feet per dwelling unit, measured from the outside of the exterior walls, including utility rooms, but excluding cellars, basements, open porches, garages and other spaces that are not used frequently or during extended periods for living, eating or sleeping purposes.
